Baltimore apartments

Monday, March 29, 2010

The largest city and cultural centre of the US state of Maryland, Baltimore boasts of being an independent city. Referred sometimes as Baltimore City in order to separate it from surrounding Baltimore County, it is located in central Maryland in line with the tidal portion of the Patapsco River, which is an arm of the Chesapeake Bay. The Baltimore Metropolitan Area is densely populated with Baltimore apartments, because this area alone sustains 2.7 million residents.

Now let’s have a look into the cause of the tremendous density of the Baltimore apartments. Baltimore was once a major industrial town, with a strong industrial hold upon steel processing, shipping, auto manufacturing, and transportation. Baltimore has a modern service economy which is a strong basis of economic, business, and health services for the southern Mid-Atlantic region. It is very important to note that Baltimore was the second city in the US to have a population of 1000,000 after New-York. John Hopkins Hospital is also situated in Baltimore, it serves as the centre of a new biotechnological park, and it is one among the two projects under construction. This opens a new dimension for tourist attraction in Baltimore.

The Baltimore apartments can be grouped according to the privileges which they provide to its inhabitants. Suppose a person who is an immigrant, and does not know much about Baltimore, has come here to work in a particular office. Therefore the basic need for this person normally would be to find Baltimore apartments which are near his working place. This a major driving factor in Baltimore which makes Baltimore apartments more expensive when they are situated nearby important offices and factories. Another factor which makes the apartments near various offices costly is the high fare charts of public transport. Immigrants in Baltimore, who are looking for apartments, mostly have to travel by public transport.

So in order to cut off the travelling expenses people prefer to take an apartment in Baltimore near their working places, especially this phenomenon can be noticed in places like Columbia, Towson and Hunt Valley.

If we look at the overall rates of Baltimore apartments, we would be surprised to know that, they are actually cheaper than apartments in other metropolitans like New York. This does not mean that Baltimore apartments are devoid of modern amenities, or are less developed than those in other metropolitans. Developed as Baltimore is, the Baltimore apartments are also available with hardwood flooring and broad ceilings at a reasonable rate. Visitors in Baltimore actually can choose apartments beside hotels and people conscious about their health has the option of staying in apartments featured with treadmills, sauna and other such ultra modern devices.

Some important tips about Rooms rent

Saturday, March 27, 2010

In America, as the number of people opting for Rooms rent is increasing every year. Landlord disputes are becoming a major concern in the urban as well as the rural sphere. People, who reside in America, but are not permanent residents of this place generally, do not have the right to real estates. So the only available option to them is to live in Rooms rent. If, in such a situation the tenant as well as the landlord is unaware of each other’s responsibilities and duties then landlord disputes are inevitable. As landlord disputes are occurring commonly all over America, it is very important for us to know about our rights and duties, both as a landlord and a tenant.

To begin with we can list a few points which say about what should a tenant living in Rooms rent should do:

Firstly a tenant should pay his rent on time. If due to some difficulties he is not able to do so, he must immediately inform his landlord about it and specify the date by which he would be able to pay. Secondly, he should not see the landlord’s property as something which can be abused. Thirdly, the disposal of sewage materials and garbage should be regularly and properly done. Lastly, one should not violate the written contracts with the landlord.

Very often it is seen that a tenant [generally not a permanent resident of the US] lets in his friends to live with him. If he does this without informing his landlord and this is a serious offence.

Also, the landlords have duties regarding Rooms rent. He should firstly mention that the room\property which the landlord is letting out should be made habitable beforehand. Secondly, he should bear the expenses of ordinary wear and tear and should not thrust it upon a tenant. Thirdly, a landlord should never punish his tenant by disconnecting basic amenities like electricity or water supply, even if there is a landlord dispute. Fourthly, a tenant should be provided with written notice by the existing landlord, before the property is transferred to a new landlord. Lastly, a Landlord should never unlawfully discriminate.

Keeping these facts in mind, we, as tenants or landlords of Rooms rent should develop a kind of understanding between us and should not allow any kind of landlord dispute to arise in the first place. Even then, if any kind of landlord disputes arises, we should try to resolve it through mutual understanding and cooperation, before taking a legal aid.

Apartments in Baltimore

Friday, March 19, 2010

Are you looking to move to Ellicott City, Maryland? Or do you just need to find a place to live in at Baltimore? Apartments in Baltimore are in plenty and realtors and real estate agents will offer you a multitude of options to choose from in picking apartments in Baltimore. When my husband and I moved to Baltimore, Maryland, we hardly had time on our hands to go apartment hunting. With two jobs, a kid to look after and a home to find our schedules seemed filled beyond what we could handle. It was a huge relief to find that apartments in Baltimore offer such awesome choices and we could pick one out with ease that would be a fit for the budget we had in mind.

They had just about everything here, sports and adventure for my husband, music and theatre for me and theme parks for the little one. We did not think twice about our choice when we found a place that was centrally located and with all the amenities we wanted. Once we got our place the next thing to do was to refurnish the place with our kind of furniture to make our living space a cozy haven. We had so many ideas and what we particularly wanted to do was some feng shu placements as we both believed in this a lot. We have experienced first hand the abundant joy and fulfillment from previously advocating feng shui in our lives and we wanted to do it for the apartments in Baltimore we were thinking of settling down at.

Apartments in Baltimore were just right for us in every way and the space and interiors left us with so many possibilities that it was exciting. To create a harmonious atmosphere we decided to focus on the doors and windows at first. We needed to make sure there is a free flow of energy at key locations and we did this by arranging furniture and mirrors in a way that I was conducive to our purpose. Living plants, birds, bonsai trees and fish all made our interiors fill with energy and our home environment more beautiful and fresh as well.

Aesthetically and in terms of energy flow, flowing waters or waterfalls were also installed in strategic positions which gave a soothing aura and calmness. The art of placement is indeed a wonderful way to bring more peace and joy into our lives and we loved redoing every bit of our apartment and hope to do so for our friends’ apartments in Baltimore.

How to Handle Landlord Disputes

Thursday, March 11, 2010

Conflict is inevitable in any relationship, business or personal. When conflict arises between landlords and tenants, however, the stakes are particularly high. For the renter, their home is on the line and, though they may be fully-capable of moving to a new apartment if need be, it’s still enormously inconvenient to do so on short notice. How disputes between landlords and tenants are best handled depends on the nature of the dispute.

Disputes often arise over small issues, such as a leaky faucet going unfixed and other small repairs around the house being left unaddressed. If your landlord is dragging their feet, offer to do the repair yourself—if you’re qualified—for the cost of materials and some money written off of rent. Don’t do it and then expect them to pay you without them having first agreed to such an arrangement, however. If they refuse even this and leave issues unaddressed, it may be worth your while to check with your state government. Most state governments have a special office that handles such disputes and who will inform the landlord that they are required to fulfill the terms of their lease and make repairs. Doing this, of course, is likely to make your relationship with the landlord tense. Make sure whatever happens to be the issue is worth the conflict it might cause.

If there are truly serious problems with a landlord, such as heating equipment being unsafe, broken windows, bad wiring or plumbing, etc., and the landlord refuses to address these issues, it makes sense for a tenant to get a lawyer. There are lawyers in most cities who have some specialization in landlord/tenant cases and who can help get the issues addressed. If the landlord is unlikely to address issues that pose a threat to your safety, move. A lawyer can help get your rent refunded in some cases and, in extreme cases, may be able to invoke other remedies for what you’ve endured, though it may take time.

If a dispute arises over money, which it often does, refer to the lease. The lease details your financial obligations and landlords do not have the right to violate their own leases without cause. They, just like you, are obligated to the lease terms. Do not pay rent that’s suddenly inflated beyond the lease terms and do not pay extra fees that pop up without warning or notice.

Who gets the security deposit back when one person does all the cleaning?

Thursday, March 11, 2010

With the exception of renting, the most common topic for fights between roommates tends to be cleaning. While the Odd Couple may have made for good entertainment, the reality is living with someone who is much cleaner than you or much messier than you is a hassle that we can all live without. When one person has cleaned so much more than the other that you believe it should impact how much of the security deposit goes back to one person, you have a critical issue that needs to be settled right away.

If both parties agree to it, mediation, with your landlord or building manager acting as peacemaker, can be a safe way out. Both parties plead their case and the mediator can render a decision that both parties agree to adhere to prior to the discussion. Using a landlord as a mediator can also be used for several other monetary disagreements that might arise during the year.

Of course, if one person put down the entire security deposit and the other person contributed nothing, there really is no discussion as to who gets the entire deposit back. If the person who paid the deposit isn’t interested in cleaning up, then they have made their own bed and now they have to sleep in it. If you are the roommate that did clean, and you want to ensure that you can use that landlord as a reference, simply explain the situation and see what they say.

Should I sell off my stuff or get a storage unit

Thursday, March 11, 2010

With downtown apartment occupancies at an all time high, people are settling for smaller and smaller apartments. This means that more and more people are running out of space for their belongings. Do you hold a yard sale and sell what you don’t really need or do you call the local self storage place and rent a shed? Let’s take a look at the pros and cons of both ideas.

The first question you should ask yourself is how permanent is you current living situation. If you see yourself living in an apartment like the one you are in now for the next few years, it may be time to sell some of your extra belongings since storing them for that long a period of time could get expensive. If you see yourself buying a bigger place in the near future, than hold on to your things and simply pay what you have to to store them.

You can also go through your entire belongings one by one and sell the things you really don’t need. Many people buy things like skis or exercise equipment with the best of intensions only to realize that they don’t really use them after all. Websites like Craigslist will allow you to place individual ads for items so that you don’t have to hold a complete yard sale.

If you do choose to store your items, make sure you choose your storage facility wisely. Most storage facilities offer climate control and around the clock security, but not all of them do. Check online to see if you can find crime statistics and ask the people who run the storage facility if they have had any recent break-ins or security lapses. If you can’t find a climate controlled facility, you might as well throw your belongings away since mold, mildew and pests will likely do them in anyway.
